Is anybody there? Since most owners on both Forums seem to be hibernating, and not one single owner has mentioned being at Rannoch over the winter, I'm wondering if we should pose the question about LRHC being mothballed from end December until Easter as a great many Hotels, particularly in the Highlands, are now doing. A count could easily be made of how many owners actually make use of their winter week, and is it financially viable to have the Club 'open for business' if the figures no longer add up, particularly if the age profile of owners is at the top end of the scale, and they are less likely to want to drive on ice or snowy roads to reach Rannoch added to the steep rise in electricity costs to heat their lodge for the winter week.I

Good question and one worthy of discussion by owners.

On receipt of the Jan newsletter it was good to read about the work been conducted onsite during the quiet periods which would be expected.

It was also good to read about the income generated from owner weeks in week 51 & 52 through rentals which generated i think around £6,300 for the club (based on a 30% comm basis which is, in my opinion steep).
I was a wee bit surprised though that from club owned lodges in Dec/Jan it would appear only £8169 was achieved in rental income but maybe this can be clarified?

It would also be of interest as previously requested regarding how many lodges( no exclusions) that are now owned by the club and how many club owned week sales there have been since 01/07/21 as this is what provides guaranteed income for both the future of our Club and reassurance for many owners.

Hi Stuart, we also agree (and friends who are Owners do too) that 30% Commission on Lodge Rental is steep. From memory, we think it was 20% before? Other Rental Agencies are not asking 30%, so perhaps Richard and the Committee should consider lowering this please? Yes the Club wants to generate income, but Owners will just vote with their feet and go to other Agencies to save Commission Costs, which in our book equals lost Club income? :o :?

Dear All

Thank you for your comments re the commission - may I please take this opportunity to explain that the higher commission rate was introduced as we let lodges out for members with greater success and if a renter is to book the reservation is non-refundable.

Now, there are exceptional circumstances such as if the renter has covid where the club will offer either a gift voucher for the same amount of money spent on the rental, or a date move to a club owned unit.

The commission is then used to balance out the lack of income from the club owned week where the renter was moved to or indeed to fund the gift voucher.

The owner of the week will not notice any of this as the payout will reach her nevertheless.

I hope this helps to explain why we needed to introduce this higher amount and please also bear in mind prior to us having the website booking engine third party websites were used only. They charge around 20% commission.

In the future, once we have seen our own website take the lead in rental bookings, we will reduce the commission amount. This will have to be closely monitored.

With regards to the exceptional circumstances mentioned in paragraph 2, how many times have the club used this process and where in the accounts will this be shown?

Hi Richard,

Is there any chance of an answer to the question posed on 01/03/22 and maybe an answer to the question asked on 08/02/ re how many lodges have been sold since 01/07/21?

Those questions are relevant in light of the zoom call on Sunday @1pm especially when looking for owners to maybe assist in any sales planning ideas.

Hi Richard,

With all due respect, the question on how many lodges sold since 01/07/21 was asked almost a month ago.

The answer to any question should be made available to all owners via newsletter and it would be good to hear the outcome of today's presentation and the number of owners who attended.

The club is in need of a sales strategy fit for purpose.

We agree that the discussion and outcome of the Zoom with Richard should be made public to all Owners via the Newsletter please - just the the salient points will suffice, with plans to address them. Like us, there will be those who were unable to join Richard's Meeting, but are interested in the discussion and developments. Also, yes please, we'd like to know how many Lodges have been sold since 'the new Sales Strategy' 1/7/2021. Thank you.

Hi,

When we have a response to the number of lodges sold in this financial year it would also be ideal to be made aware of how many lodges have been returned to the club.

The sale of lodges is basically a profit and loss account eg if 40 lodges returned and only 20 sold, this would be a deficit.
However if 40 lodges returned and 50 sold that would be a surplus bringing in extra revenue to the club.
This is a balanced view.

With more than 1500 club owned lodges and I suspect another 500 plus of owners lodges for sale, I am sure there will be owners willing to help if they have the tools (information) to potentially put the club in a better financial footing without excessive fee increases.
